Formula & How It Works
Formula
LTCG = Sale Price − Indexed Cost; Indexed Cost = Purchase Price × (CII Sale Year / CII Purchase Year); LTCG Tax = LTCG × 12.5%For LTCG (held >2 years), the purchase price is inflated using the Cost Inflation Index to account for inflation, reducing the taxable gain. STCG is computed on actual cost without indexation and taxed at the slab rate.
Tatsyavyatur includes the full Ministry of Finance CII table (Base Year 2001-02) through FY 2024-25, giving you accurate indexation benefit. The calculator applies Budget 2024 rates for post-July 2024 sales.
Why Tatsyavyatur Calculators Are Unique
Unlike generic calculators, Tatsyavyatur's tools are calibrated to Indian real estate norms — CII tables updated for the latest Finance Act, state-specific stamp duty rates, PMAY slabs, and Indian banking FOIR standards. Every calculation uses RBI-aligned formulas so your planning is grounded in reality, not approximation.
